Project Management
STON Management provides a project management services for building, civil engineering and other construction projects.
We focus on providing tailored management support according to clients´ wishes. We act as an expert advisor, working with clients to explore their options, define their project needs and manage project delivery.
Advantage in the provision of our services is to represent the client throughout the preparation and realization of one partner, who manages the project from a technical standpoint and all information available to the client, so that he could make the right decision. Project manager who manages the entire system of communication, coordination and control, serves as the main client contact person, and then client does not have to deal with individual members of the project team and other consultants.
Effective teamwork is key to success and to achieve this, we develop client briefs and build project teams that can respond with best practice solutions and processes. We put together specialist teams using our long-term links with many consultants and advisors.
Construction Management
Construction management is an alternative to general contractor solution; it maximises competition, it is flexible in dealing with unforeseen changes and savings in cost are returned to the client. STON Management provides all technical and administrative management services and expertise in order to effectively plan and manage the project from inception through design development, implementation to completion and project hand-over.
Construction management is also much more efficient as the various trade contractors are contracted directly and not through a general contractor who would charge a premium for coordinating with all subcontractors.
We split up the construction process to individual construction parts for which, in cooperation with the client choose individual subcontractors, and then we manage, coordinate and control all their activities.
This flexible method of management leads to faster transfer requirements during the project from the client and architect to construction contractors, without the use of a general contractor.
Cost Management
STON Management as a cost manager is there to provide independent and impartial cost advice that can be trusted. The company uses a combination of traditional quantity surveying procedures together with knowledge and understanding of the present market to predict and manage costs.
We proactively manage construction costs, from preliminary sketches and initial feasibility study up to construction documents and final account. We provide estimating and cost consulting for private investors, architects and municipalities.
STON Management cooperates with people who are experts in many sectors of the construction market and use their expertise to ensure that projects are designed and constructed to deliver cost certainty and value for money. Our team and our cost control system ensure that any issues and discrepancy are immediately identified and appropriate action can be immediately taken.
Within construction in progress we carry out needed valuations, certification of payments, evaluate client and contractor changes, negotiate and certify the contractor’s final account.
In terms of cost management we are able to provide the following services:
- preparing tender and contract documents, including bills of quantities;
- assisting in establishing a client’s requirements and undertaking feasibility studies;
- performing value management and cost control;
- preparing and analysing costing for tenders;
- analysing outcomes and writing detailed progress reports;
- valuing completed work and payments approval;
Technical supervision
We represent the client and provide technical supervision of construction during of entire construction process. This activity involves the handover of site to suppliers, quality control in terms of compliance with contractual project documentation, control of compliance with valid standards, general technical requirements for construction and other related technical regulations. In addition, we carry out leading of clients´ days, perform the construction diary entries, check compliance with the conditions of the building permit, hand over the finished parts of buildings before their covering, provide a list of snags and unfinished works, and check their removal, check documents for hand over and for final inspection.
Permits obtaining
Our services in the area of engineering activities include ensuring discuss documentation with the relevant authorities at all stages of the permitting process. We provide engineering services for phase EIA, zoning permit, building permit, water management permit and of course for the final inspection. During the negotiation with authorities we work closely with the designer at incorporating relevant requirements of the local authorities in the project documentation and the contractor in the preparation of public hearing for permit of construction use.
Health and Safety Management Services
We also cooperate with our clients to specify all potential site risks and reduce this potential risk to acceptable levels. Our employees are certified to the Czech Health and Safety regulations since 2015.
